VAID allowed us to show the incredible potential of the apartment through carefully selecting furniture pieces and through creating an interior layout that maximized functionality. Approach: We focused on the scale, proportion and arrangment of the interior selections. Color was used strategically to connect the extraordinary outdoor terrace to the indoor spaces. The relationship of indoor to out informed every decision in our process. We created an interior that appears unified while simultaneously conveying the potential to create distinct zones within the oversized space; a bar, dining room, living room and lounge area all speak to one another.

V A I D faciliated the sale of this apartment by showing the potential of opening the kitchen to the living room and creating an additional home office or nursery space. Our approach: Our Architect proposed a simple, impactful renovation that respects the existing pre-war details of the apartment and maintains the overall floor plan. Together, we considered the functionality of the kitchen, the need for increased light in the apartment and the marketability of creating additional usable spaces like the home office and the dining island. The interior design of the apartment permits improved circulation through the apartment and is calibrated to the midtown east neighborhood.

We greatly improved the appearance of this guest bath while keeping the existing location of plumbing fixtures.

V A I D illustrated the potential of reconfiguring the millwork in the entry sequence to allow for more functional storage solutions and of creating an artwall that makes for a more luxurious entrance. Our approach: Carefully conceived millwork can often be a critical factor when buying an apartment because it has the potential to drastically improve the functionality of otherwise unused spaces. We designed millwork that is functional while also allowing for art display. A large area rug anchors the space and dramatic light fixtures were selected that visually widen the room and articulate the height of the ceiling.

VAID added value to this sale by showing buyers their ability to open kitchen to the living room. Approach: We give a great deal of thought to how functional our proposed renovations are. This kitchen renovation is small but shows the great potential for creating an elegant, open kitchen with ample storage and integrated seating. Interior adjustments illustrate how nearly every square foot of this relatively modest sized apartment can be utilized to create gracious living spaces.

In this luxury apartment, VAID was essential to showing how the mid grade interiors could be upgraded to create beautiful spaces. Approach: In the bedroom, lighting is incredibly important. It is also often necessary to differentiate a large bedroom into multiple zones so that the space feels intimate and inviting. We dropped a ceiling over the bed and added decorative fixtures. A large area rug unifies the space and the over sized artwork in the double height sun room emphasizes the light filled space beyond.

VAID was critical in showing how this dated master bathroom could be updated to create a luxurious bath with double sinks. Approach: We often use light colored marble or porcelain tile to lighten bathrooms without natural light. In this apartment, we further improved the design of the bathroom by specifying a wall hung sink that makes the space feel larger and becomes a focal point in the room.

VAID allowed us to show how simple Architectural millwork adjustments could greatly improve the functionality and appearance of the room. Approach: We added a custom built in storage unit that is integrated with the existing heating and cooling units in teh apartment. The piece adds storage and allows for a more cohesive furniture layout. The material palette is kept neutral to emphasis the greenery in the garden beyond.

Residential To Commercial Conversion | 13 Harrison Gallery Space

 

VAID was a powerful tool when marketing this apartment because it allowed us to show how the residential space could be transformed into a commercial gallery. Approach: We removed the millwork and the walls beyond to open the space up to the back courtyard. We further emphasized the linearity of the space by placing solid stone objects- a reception desk, a bench and a display case... within the narrow footprint. We floated sheetrock walls in front of the existing brick to permit additional display space.

We utilized VAID to show how simple design moves can create a huge impact on the perception of a bedroom. Approach: Through simple architectural adjustments, we created a framed opening at the bed wall which we clad in Fornasetti cloud wallpaper. We adjusted the window treatments and dramatically improved the bedroom layout by selecting an oversized rug and appropriately scaled furniture pieces.

VAID added value to this sale by showing buyers their ability gut renovate the kitchen and open the kitchen to the living room. Approach: Through careful plan adjustments, we were able to relocate the refridgerator to the kitchen, remove the wall between the kitchen and the living room and add an island. We dropped a 3" ceiling above the island to allow us to reconfigure the lighting layout and add a statement light fixture in the center of the fully renovated kitchen.

The existing dining room was too small for the luxury apartment and we used VAID to market this property as a true luxury listing. Approach: We relocated the stair to allow for a proper dining area that could seat 8. We reworked the ceiling plan to create intimate zones within the open floor plan and chose vibrant artwork to visually expand the space.

Approach: We shifted the stair from its existing location and replaced it with a sculptural circular stair the brings both natural and artificial light into the room. Paint, millwork, and luxury furnishings further elevate the space.
